Black Texas Developers Create Houston’s First 3D Printed Hybrid Housing Community

Houston, TX — A new chapter in affordable housing is being written in South Houston, thanks to the vision and determination of Black real estate developer Vanessa Cole. Through her firm Cole Klein Builders, Vanessa has partnered with national homebuilder D.R. Horton to develop Garver Heights, the city’s first-ever 3D printed hybrid housing community.

Garver Heights is located in South Houston and is not just another housing project. It’s a bold, innovative step forward in using advanced technology and smart planning to tackle the ongoing housing crisis. The homes in this community are built using a combination of traditional construction and 3D printing, which allows for quicker, more cost-effective, and environmentally friendly building.

Vanessa Cole, who is also known as a real estate strategist and advocate for wealth-building in underserved communities, says this project is about more than just houses—it’s about impact. “We want to create real solutions for families who have been priced out of the market,” she shared. “Garver Heights is designed to give people access to homeownership in a smart, sustainable way.”

Cole Klein Builders and D.R. Horton didn’t do this alone. They received support from the City of Houston, including public funding to help reduce costs and keep homes within reach for everyday families. With this collaboration, Garver Heights is set to become a model for affordable housing with modern design and smart technology integration.

The homes in Garver Heights will offer energy efficiency, smart home features, and a sense of community—all at affordable prices. And because of the 3D printed design, the homes are not only quicker to build but also stronger and more durable.

Vanessa Cole is proving that Black developers are leading the way in innovation and community building. Her work is not only breaking ground physically but also socially—challenging the status quo and showing what’s possible when vision meets action.
